1201 Demonbreun

At the corner of Demonbreun Street and 12th Avenue in The Gulch, this 285,000-square-foot, fifteen-story office tower is close to both downtown and Music Row. Sited to dynamically speak with it 23-story residential neighbor, Twelve | Twelve, at the southeast corner of the block, 1201 Demonbreun marks its location as a gateway to the inner loop of Nashville through its verticality and welcoming streetscape.

The building’s four-story podium includes retail, office, and a restaurant, all which wrap an above-grade parking structure. The podium defines a pedestrian scale and activates the street by placing occupied spaces adjacent to the sidewalk. A fitness center and fifth-story green roof terrace are included as occupant amenities and enjoy sweeping skyline views. For additional parking, the building also includes a 950-car below-grade lot.

Unique HASTINGS-designed fit-outs include Brasfield & Gorrie, WME, Sony Music Nashville, and Lendlease, the first WELL Certified space within the state of Tennessee.
